A recorded sale is the only event in a city that simultaneously changes what dozens of households believe about their own money. It is the highest-volume movement in any market and the shortest-lived — the window in which a neighbour is actively curious about their own value closes within a few weeks of the sale becoming local news.

The data

Sales arrive by MLS feed twice daily and are reconciled against recorded data. The neighbour audience builds from the street and the tract the sale sits in, using the platform’s own geography rather than a mailing radius drawn on a map.

The strategy

Write about the sale, not about yourself. What it closed at, what it means per square foot, and how it sits against the sales before it on that street. The recipient is not being asked for anything — they are being told something about their own asset that they did not know.

Homes currently listed with another broker are removed automatically — marketing to a property under another broker’s listing agreement is a DRE violation, so it is enforced in the query rather than left to judgement.
