THE BROKERAGE MODEL

The brokerage model is broken. We built the opposite.

A traditional brokerage is built to maximise its share of what you already produce. It sells you a logo, a desk and a training calendar, then takes a third of every deal you found yourself. The better you get, the more it earns from work it had nothing to do with.

Your broker should be generating you deals, not the other way around. That is the whole design here: the brokerage runs the platform that finds the movement in your city, drafts the approach, and hands it to you — and then takes ten percent, the same ten percent it takes on the deals you found without us.

The split never changes

90/10 on every deal. Not 90/10 until you hit a cap, not 90/10 on your own business and something else on ours. One number, every transaction, permanently.

When the platform surfaces the seller and drafts the approach, the split is still 90/10. No referral fee, no lead fee, no second bite. This is the part most lead-generating brokerages charge for.

The brand on your card opens a door in the first ninety seconds of a listing appointment you already earned. It does not tell you an estate opened on Tuesday. You are paying a split for recognition and generating every lead yourself.

Go to a high-split brokerage and keep more of what you already do.

Fair, and you should — 90/10 is available in a dozen places now, and we are not pretending otherwise. But a better split multiplies the deals you were going to close anyway. It does not add one. The split here is the same as theirs; the difference is what arrives in the brief on Monday.

Go independent and build the platform yourself.

It is the right instinct and it is a multi-year project. One city is roughly 6,800 parcels, 5,200 recorded sales, thirteen MLS feeds, a rental feed, court and county filings, and the pipelines that keep all of it current every day. This one is built and running in six cities.

The city market carries the brand and you are the only agent on it. Your name and licence are on every page, and no second agent is ever added.
