The data

County recordings are ingested and mapped to a California foreclosure stage. The stage is the whole campaign: a Notice of Default and a Notice of Trustee Sale describe two completely different situations, with different rights, different timelines and different honest advice.

The strategy

Selling is one route among several and is presented as such, never as a rescue. At Notice of Default the owner has a statutory three-month period to reinstate, and most still have every option — reinstate, refinance, modify, or sell. Saying that plainly is both the accurate thing and the thing that earns the conversation.

Approach text is stored per stage, not improvised per letter

The automation

Every recording is staged before anything is drafted, and the marketable flag gates all outbound. A rescission means the owner already fixed it — writing to them about a foreclosure they cured is the worst letter this platform could send, and it is blocked in the data rather than left to somebody remembering.

Notice of Rescission recorded

The lender withdrew the default. The owner resolved it. Do not mail. This would arrive at the moment they are most sensitive to it, and it is blocked at the data layer.

UNCLEAR

Recorded event, stage unmapped

A foreclosure-related record that does not map to a known California stage. Do not mail. Confirm against the county recorder first — an unmapped row is a data question, not a lead.

STAGE 2

Notice of Default recorded

The first formal step, typically after about 120 days of delinquency rather than one missed payment. Three months to reinstate. The widest window and the calmest conversation.

Lis Pendens recorded

Litigation touching title — which may be a partition, a quiet-title action or a dispute among owners. Do not assume financial distress. Establish what the litigation is first.

STAGE 3

Notice of Trustee Sale recorded

An auction date is set. Reinstatement runs until five business days before the sale. Time is now the binding constraint, and a conventional listing may not close in time — say so rather than implying it can.

THE SUBJECT PROPERTY

The owner

At Notice of Default they are 120 days into a problem, they have three months of statutory rights, and they are being contacted by people who want the house cheap. The distinguishing move is to be the one who explains the options rather than the one who makes an offer.

Front of mind means being early and being honest about time. The agent who says plainly that a conventional sale may not close before the auction date is the agent who is believed — and who gets called at Notice of Default next time, by them or by someone they told.

THE SURROUNDING OWNERS

The neighbours — deliberately not a cohort here

Every other campaign expands to the surrounding street. This one does not. A neighbour mailing keyed to a foreclosure would tell the street that a specific household is in default, and that is not a mailing this platform will build.

The neighbours are reached the ordinary way, by the recent-sale campaign, if and when the property actually trades. The distress is never the reason for the contact.

Why they engage before they are ready to commit.

The marketplace lets an owner do most of what they would otherwise need an agent for. The ones who go furthest identify themselves — and they arrive already trusting the source.

They can read what stage they are actually at

What happened, what their position is, and what comes next — written per stage, on a page, without having to ask a stranger.

Why it matters to you: Owners in this situation avoid phone calls. A page they can read alone is the only channel that reliably reaches them.

The options are laid out, including not selling

Reinstating, refinancing and modifying are named alongside selling, with a clear statement that the agent is not the person to advise on the first three.

Why it matters to you: Being told honestly that you may not need an agent is what makes someone trust the agent.

They can get a written offer without listing

A buyer can write a letter of intent on any property. For an owner against a sale date, a written offer in hand is worth more than a listing agreement.

Why it matters to you: It converts a timeline problem into a decision they can actually make.
